Leasing & Applications
How do I apply for a residence?
Applications are submitted through our secure online portal. Each applicant over 18 must complete an individual application and provide supporting documentation.
What are the qualification requirements?
We evaluate income, credit, rental history, and overall financial profile to ensure a successful and stable tenancy.
Is there an application fee?
Yes. A $50 non-refundable application fee applies per applicant, in compliance with local regulations in Maryland, Washington, DC, and Virginia.
Are application fees refundable?
No. Once processing begins, application fees are non-refundable as they cover third-party screening costs.
How long does approval take?
Most applications are processed within 24–72 hours, depending on documentation and verification timelines.
Move-In Process
What is required to secure a property?
An executed lease agreement, first month’s rent, and a security deposit are required prior to move-in.
How much is the security deposit?
Security deposits are collected in accordance with state/local laws:
Maryland & DC: Maximum of one (1) month’s rent
Virginia: Maximum of two (2) months’ rent
Will my security deposit earn interest?
Maryland: Yes, interest is required and paid per state guidelines
Washington, DC: Held in an interest-bearing account
Virginia: Interest is not required unless specified in lease terms
Rent & Payments
How do I pay rent?
All rent payments are made through our secure online tenant portal for convenience and tracking.
When is rent due?
Rent is due on the 1st of each month unless otherwise stated in your lease.
Are there late fees?
Yes, applied in accordance with local law:
Maryland: Late fees capped at 5% of monthly rent
Washington, DC: Must be “reasonable” and disclosed in lease
Virginia: Capped at 10% of rent or 10% of remaining balance (whichever is less)
Is there a grace period?
Grace periods vary by lease but will always comply with applicable jurisdiction requirements.
Maintenance & Repairs
How do I request maintenance?
All requests must be submitted through the tenant portal to ensure prompt tracking and response.
What qualifies as an emergency?
Emergencies include: flooding, no heat in winter, major electrical issues, fire hazards, or anything impacting safety or habitability.
How quickly are issues resolved?
Emergency issues: addressed immediately
Routine requests: typically within 24–48 hours
Can I withhold rent for repairs?
Rent withholding laws vary by jurisdiction and require strict legal procedures. Tenants must contact management before taking any such action.
Property Policies
Are pets allowed?
Pet policies vary by property. Breed, size restrictions, and fees may apply.
Are service or emotional support animals allowed?
Yes. Assistance animals are accommodated in compliance with Fair Housing laws, regardless of pet policies.
Can I make changes to the unit?
Any alterations require prior written approval from management.
Is renter’s insurance required?
Yes. Proof of renter’s insurance is required throughout the lease term.
Lease Terms & Legal Notices
How much notice is required before entry?
Maryland: “Reasonable notice” (typically 24 hours standard practice)
Washington, DC: Generally 48 hours’ notice required
Virginia: At least 24 hours’ notice required
Can my rent increase during the lease?
No. Rent increases only occur at renewal unless otherwise specified in the lease.
Are there rent control laws?
Washington, DC: Some properties may be subject to rent stabilization laws
Maryland & Virginia: Generally no rent control (with limited local exceptions)
Renewals & Move-Out
How do lease renewals work?
Renewal offers are typically provided 60–90 days prior to lease expiration and may reflect market conditions.
How much notice must I give before moving out?
Notice requirements vary by lease, typically 30–60 days, and must be submitted in writing.
When will I receive my security deposit?
Maryland: Within 45 days
Washington, DC: Within 45 days (with itemized deductions within 30 days)
Virginia: Within 45 days
Will there be a move-out inspection?
Yes. Tenants may request to be present where applicable by law.
