For Northern Virginia homeowners

Property management for your Northern Virginia rental home

We help you rent and manage a house, townhome or condo in Northern Virginia, from setting a rental range to caring for the home after move-in.

Where it starts

Find out what your property could rent for

We base your suggested rent on recent similar homes that have rented, comparing the area, property type, size and condition. We also consider bedrooms and bathrooms, age and updates. You'll get a suggested rental range based on similar homes recently rented nearby.

For example, a home that could rent for $3,000 a month loses $3,000 in gross rent if it sits empty for a month. Asking for $100 more a month would take 30 months to make up that amount, before expenses. That's an example, not a prediction of how long your home will take to rent.

Preparation and marketing

Prepare and market your rental home

We discuss how to get the property rent-ready before you sign. A team member can visit the property to review what needs attention. We refer vendors when work is needed and can manage larger preparation projects under agreed terms. We arrange professional photos, list the home and handle enquiries, showings and applications. Every seven days while listed, your report covers enquiries and qualified interest, requested and completed showings, and applications. We use that response to recommend changes to the price, presentation or marketing when needed.

How it works

Tenant placement and ongoing property care

01

Tenant screening before you choose

We check income and employment, credit and rental history, then share our findings and recommendation. If more than one suitable applicant is interested, we may discuss a longer lease as well as rent; a longer stay can mean less repeated vacancy and preparation work. You make the final tenant choice. Once you choose, we handle the lease paperwork, rent and deposit, and move-in instructions. Photos taken before arrival record the home's condition alongside the lease.

02

Rent collection and tenant communication

We collect rent, communicate with tenants daily and carry out inspections. When you and the tenant both agree to renew, you may avoid finding a new tenant and preparing the home again.

If rent is unpaid, we follow up and coordinate the next steps in the nonpayment process, including staff court attendance where appropriate. Our staff are not attorneys. See the court-attendance fee.

03

Arrange repairs with your approval

You pay the repair bills, and we arrange the work. Your agreement sets what can go ahead without separate approval; larger work needs your say. See how repair decisions work.

Your level of involvement

A property manager you can reach directly

Your named property manager is your main contact by phone, text or email. The owner portal keeps documents, work orders and tenant conversations in one place. Tell us how involved you want to be, whether you are nearby or managing your home from overseas.

Review management and leasing fees

Comfort and Premium have different monthly rates and minimums. New-tenant leasing and renewals have separate fees. Review the pricing page and agreement before choosing.
