Questions to ask about a proposed property management agreement

Before signing a proposed property management agreement, put it beside the service proposal you received. Mark any difference in the work promised, when fees apply, who approves decisions and what happens when the relationship ends. Ask for unclear or different terms to be resolved in writing.

Does the written work match the service proposal?

Put the proposal's leasing and ongoing-management descriptions beside the agreement's scope. Mark a task that appears in one but not the other, such as listing work or service after move-in. Ask which document controls and request a clear written answer before signing.

When does each management or leasing fee apply?

For every fee in the proposal, find the matching amount or method, trigger and service in the agreement. If a renewal, placement or separate task is described differently, ask the firm to reconcile the two. WPG's pricing page shows its published fees; your signed terms govern your property.

Who approves tenants, repairs and larger costs?

Compare what you were told about owner choices with the authority written in the agreement. Mark who makes the final tenant decision and when a repair needs your approval. Do not assume a verbal example sets the limit for your property.

What happens at renewal, termination and handoff?

Find the written terms for renewal and ending the relationship, then compare them with the proposal. Ask how records and open work would be handled at a handoff if those points are unclear. For what a clause means legally, ask a qualified advisor about the document you would sign.

Which agreement differences need a written answer?

Make a short list with three columns: what the proposal says, what the agreement says and the answer you need. Prioritize a missing service, a fee trigger you cannot locate, an approval limit or an exit term. Keep the final written answer with the agreement so the scope you expect is clear.
