Must be very organized, passionate and dedicated to providing exceptional customer service. Excellent spoken and written English is essential. Previous experience in foreign company and communication in English is required! This is a remote position and working hours are Mon-Fri 9am-5pm (UTC-5) and on call Sat 9am-2pm (UTC-5).
The Property manager is responsible for the direct management and leasing of assigned residential properties. The goal is to maximize asset value, customer satisfaction and revenue.
The position involves oversight of a day to day operations including, but not limited to:
-Promptly answering phone, text msgs and e-mail inquiries related to all aspects of the assigned properties
-Knowledge of inventory and rental requirements
-Handling email correspondence with tenants, owners, vendors, utility companies, HOA and other entities involved in the management process.
-Facilitate leasing process- create and manage marketing campaign, advertise listings for active rentals, perform tenant screenings and negotiate lease terms. Prepare and send out lease and accompanying documentation for electronic signatures;
-Coordinate move in and move out process and all related documentation. Manage lease execution and compliance, renewals.
-Collect rent on a monthly basis and handle late payments. Handle any other receivable accounts and operating expenses.
-Maintain property by addressing tenant complaints, completing repairs and enforcing lease terms.
-Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
-Coordinate maintenance schedule as needed with contractors and warranty company. Follow up to ensure successful completion of jobs in timely manner.
-Prepare, submit and maintain accurate records, monthly Owner statements and related documents.
